Causes of Damp and Musty Basements and Crawl Spaces

Whenever the outside air is warmer than the air inside - particularly when it's humid outside air as we experience in eastern Pennsylvania - we are likely to have a condensation Glossary Term for Condensation (link will take you to basementsystems.com) problem in our subterranean levels. This is because the relative humidity (RH) of air goes up 2.2% for every one-degree it is cooled. Basements and crawl spaces are always cool because they are below ground, and we know that a house is like a chimney drawing air in at the lowest level and exhaling air out the upper levels. So on a hot and humid summer day, whether it's raining or not, our basement may be the wettest it's been all year!

If it's 80-degrees outside with an RH of 80%, and we suck this air into our basement or crawl space where it is cooled to 68 degrees, the RH goes up by 26.4% (12 degrees x 2.2%). Now 80% plus 26.4% is more than 100%, and we can't have more than 100%. So as the air becomes saturated it gives up its moisture on your cold basement floor, walls, pipes, water tank, and other cold things. This is called condensation.

Even if we don't reach a 100% RH and no condensation occurs, mold can still grow as it only needs about a 60% RH level to thrive. Dust mites also love high RH levels as they don't drink water, but rather absorb it from the air. These two organisms cause musty odors, and are two major causes of allergens in the home, as well as potential health threats.

In order to lower RH levels and eliminate condensation, the air either needs to be heated (ridiculous in the summer), or water needs to be removed from the air. A dehumidifier is the answer, but an energy efficient and effective dehumidifier isn't easy to come by.
